Kyle Elite Concrete provides concrete leveling in Kyle, TX and has done for over 20 years, serving surrounding cities including Buda, San Marcos, Manchaca, Shady Hollow, Redwood. Leveling is the work that recovers a sound slab which has simply stopped being held up evenly, and knowing the difference between that and a slab which is finished is most of the job.
A settled driveway panel, a sunken walkway, a garage floor that has dropped at one corner and a patio that now drains toward the house are all the same underlying story. The concrete is generally fine. The material beneath it has gone somewhere, and the slab is bridging the gap until it cannot.
That distinction is worth money to you. Lifting a sound slab back to grade costs a fraction of removing and replacing it, takes a fraction of the time, and puts the surface back in service the same day in most cases. The judgment call is whether your slab qualifies, and that is what we come out to establish.
Why a Slab Loses Its Support

Water, Fines and the Void That Forms
Surface water that gets past a failed joint or an unsealed edge runs along the top of the base and carries the fine material with it. Over several seasons that erosion leaves a void, and the slab spans it without complaint until a load finds the weak point. This is why we trace where water enters before quoting a lift, since refilling a void while leaving the entry open just resets the clock.
Clay That Shrinks Away From the Slab
Houston Black clay under Kyle carries a linear extensibility of 12.0 percent, which in practical terms means it shrinks measurably away from whatever sits on it during a dry stretch. The slab follows the ground down at the edges and stays where it is in the middle, or the reverse. Real gravelly loam a few streets away moves between 1.0 and 2.1 percent and rarely produces the same pattern.
Poor Compaction Under a New Pour
Some settlement was built in. A base that was never brought to proctor density, or backfill over a utility trench that was dropped in loose, will consolidate under traffic for years afterward. Slabs like these tend to settle evenly and early rather than erratically, and once the material has finished consolidating a lift generally holds.
Methods for Lifting and Stabilizing
Mudjacking With a Cementitious Slurry
Mudjacking pumps a cementitious slurry through holes in the slab until the void is filled and the concrete rises to grade. The material is heavy and strong in compression, which suits thick sections and situations where added weight is not a concern. It needs larger injection holes than foam, and the slurry takes longer to reach full working strength.
Polyurethane Foam Injection
Polyurethane foam injection uses a much smaller hole, expands in place within minutes and weighs a fraction of a slurry, which is what makes it the better answer over weak or saturated subgrade where more weight is the last thing wanted. It reaches full strength quickly enough to drive on the same day. On residential driveways and garage floors it is what we reach for most often.
Void Fill and Slab Stabilization Without Lift
Not every job needs the slab to move. Where a section is at the right elevation but sitting over a void, filling that space stabilizes it and stops the rocking that breaks slabs at the joints. Slab stabilization is quicker and cheaper than a lift, and on commercial floors and approach aprons it is frequently all that is called for.
Slabs We Level and Slabs We Do Not
Driveways, Walks, Patios and Garage Floors
Residential flatwork is the bulk of this work: driveway panels that have dropped at the apron, front walks that have tipped toward the house, patios that pond after rain and garage floors that have settled along one wall. Pool decks and commercial approach slabs come up regularly too. If the slab is intact and the elevation is wrong, it is usually a candidate.
Trip Hazards for Landlords and Associations
A joint where one panel now sits proud of its neighbor is a liability item, and property owners and associations generally carry it rather than the city. Leveling brings the lip back into tolerance without the disruption of a replacement, which matters on an occupied property. We measure the displacement before and after and hand over the numbers for your records.
When a Slab Is Not a Candidate
A slab broken into several pieces, badly scaled through its thickness, or poured too thin to take the pressure of a lift will not survive the process, and we will say so rather than take the work. Where the concrete itself has failed, the honest recommendation is removal and replacement. Lifting a slab that is coming apart just distributes the damage.
Cost, Downtime and What Leveling Buys
Leveling Against Tear Out on Price
Lifting a sound slab is consistently cheaper than removing it, hauling it away, rebuilding the base and pouring new concrete, and it avoids the cure time on the far end. The comparison shifts once several panels are involved or the slab is marginal. We price both routes where the call is close rather than steering you toward the one that suits our schedule.
Same-Day Return to Service
Foam injection generally lets a driveway take vehicle traffic the same day, and a slurry lift usually needs longer before heavy load. For a business with a loading area or a household with one driveway, that difference is the whole decision. We tell you the return-to-service window before the work is booked, not after.
What Leveling Cannot Fix
Leveling corrects elevation and restores support. It does not repair a cracked slab, replace missing reinforcing, add thickness or stop clay from moving next summer. Where the settlement has a cause that is still active, such as a leaking line or a downspout discharging at the slab edge, that has to be dealt with separately or the lift is temporary.
Our Step-by-Step Concrete Leveling Process
Measuring the Displacement
We shoot the elevations across the affected panels and the ones next to them, so the target grade is a number rather than an impression. Drainage direction gets recorded at the same time. You see the measurements before any work is agreed.
Drilling the Injection Pattern
Holes are set in a pattern matched to the slab size, the void shape and the material being used, small and few for foam, larger for slurry. Placement matters more than count, because the lift follows the pattern. We keep them off visible sight lines wherever the layout allows.
Lifting to Grade in Stages
Material goes in gradually while the elevation is monitored, so the slab comes up in controlled increments rather than in one push. Rushing a lift is how slabs crack during the process. We stop at grade rather than past it, and we check against the neighboring panels as we go.
Patching Ports and Sealing Joints
Injection holes are patched with a color-matched material, and the joints around the lifted section are cleaned and resealed with backer rod and sealant. That last step is what keeps water from repeating the erosion that caused the settlement. We leave the area clean and give you the date it takes full load.
